Is the HomeCheck Property Inspection Report acceptable to the banks for mortgage approval?

Yes

Are HomeCheck Engineers and Surveyors covered by Professional Indemnity Insurance?

Yes, all our Surveyors and Engineers have Professional Indemnity Insurance cover.

Are HomeCheck Engineers and Surveyors qualified and members of a relevant professional body to carry carry out property surveys?

Yes, our Engineers are all Civil Engineers who are members of Engineers Ireland and our Surveyors are registered Registered Building Surveyors with the Society of Chartered Surveyors Ireland and Royal Institute of Chartered Surveyors. Our Engineers and Surveyors have surveyed thousands of houses, bringing a high level of experience to every job.

When is the right time to have a pre-purchase survey carried out?

For most home buyers, the optimum time to have HomeCheck carry out your survey is once you have gone ‘sale agreed’.

What does the HomeCheck survey cover?

Our survey is like an NCT of the house or apartment. The Engineer/Surveyor has a checklist that ensures a thorough visual structural inspection, checks for signs of dampness, the condition of the septic tank and sewers, ventilation, plumbing, electrics, etc…

Do you include a Boundary Check in your survey package?

Yes. If the site is less than 1 hectare in size and the site map is available at the time of the survey, we include it for no additional cost.

What is a Boundary Check?

The boundary check advises your solicitor whether the boundaries on site match the boundaries marked on the map or folio registered with the Property Registration Authority or provided with the sale.

Does the HomeCheck report include costings?

We can include high-level costings for remedial works to bring a property up to standard. There is an additional fee for costings.

I’m not buying a house or apartment but I have concerns about my own. Is your survey and HomeCheck Property Inspection Report suitable for me?

Yes, As our survey is a property condition survey the HomeCheck Property Inspection Report is suitable for anyone looking to find out the true condition of their property.

My solicitor has asked for a Planning Search . What is this and is this included in your standard survey package?

In most cases a Planning Search (or a planning check) is not required, so we do not include this as standard. However, where it is we can carry this out for a supplemental fee. A Planning Search usually involves a check on zoning, potential developments nearby, road schemes, and preservation orders on national monuments etc..

My solicitor has asked for the Opinion on Planning provided by the vendors (sellers) to be reviewed. What is this and it is part of your standard survey package?

In most cases the vendors’ Opinion on Planning Permission or Cert of Compliance with Planning is sufficient for your solicitor, A review of an existing Opinion may not incur an additional fee, but a supplement may be applied for planning reviews depending on how much work is required.

Do I need to be present for the survey?

No, there is no need to be there. In fact, it is in your interest for the Engineer or Surveyor to be able to carry out the survey alone, without buyer, seller or selling agent, as it makes it easier to focus on the building. And with Covid, our policy is that we currently are not meeting clients on site, as this is is everyone’s interest.
